San Marcos FHA Loans are available up to $1,006,250 with just 3.5% down payment. The FHA 2024 Loan Limit for San Marcos is $1,006,250. San Marcos FHA Loans that are over $766K up to $1,006,250 are called FHA Jumbo or FHA High Balance loans.
San Marcos VA Loans are available up to $2m with zero down payment for qualified Veterans with full VA Entitlement available. (IE – there is not really a VA Loan Limit for Veterans with Full VA entitlement available anymore). The San Marcos VA Loan Limit in 2024 is now $1,006,250. However, Veterans are No Longer limited to the San Marcos VA Loan Limit for our VA Jumbo Loans.
