Great news for buyers who wish to purchase a 2, 3 or 4 Unit Owner Occupied home with a low down payment.  

We now require as little as 5% down for 2-4 unit Primary Homes.  (aka Owner Occupied 2-3-4 Unit Home)

This includes Duplexes (2 units), Triplexes (3 units). and Quadplexes (4 units).  Duplexes (or 2 units) used to require 15% down for Owner occupied homes and 3-4 units required 25% down payment.

But yes, you read that correctly, we now require just 5% down payment for 2 unit, 3 unit and 4 unit owner occupied homes up to the conforming loan limits nationwide.  

And you can use the rental income from the units you rent out to help qualify for the loan.  The formula works like this:  75% of the projected rents on the rented units will go towards qualifying income. That’s a nice bonus!

The loan limits for 2023 are as follows: 

  • Duplex/2 unit: $929,850
  • Triplex/3 unit:  $1,123,900
  • Quadplex/4 unit: $1,396,800 (aka fourplex)  

And these loan limits will be increasing for 2024, so keep your eyes open for updates, as 2024 loan limits for Fannie Mae and Freddie Mac will be officially released on November 28th.  Or feel free to call/text me at 760-752-4480.

There are no income restrictions or geographic restrictions for this new low down payment option on 2-4 unit primary residence homes.
