2024 California VA Loan Limits
The VA (Veterans Administration) has announced the 2024 VA Loan Limits for California. As of January 1, 2020, there is no longer a VA Loan Limit for Veterans with full VA Entitlement Available. However, Veterans with a charge against VA Entitlement, aka partial VA Entitlement available are subject to a formula based on the VA Loan Limits and their personal available VA Entitlement.
VA Loans with zero money down are available throughout the USA to qualified Veterans with full entitlement available up to $2m. For Veterans without full entitlement available, your maximum zero down VA loan is the VA County Loan Limit minus your prior VA loan entitlement charged. The nationwide base VA loan limit for 2024 is $766,550 (see below for CA VA Loan Limits by county). VanDyk also offers VA Jumbo loans up to $2M with a down payment or equity (for refinances) of roughly 25% of the difference the purchase price and your net available VA entitlement (county VA Loan Limit minus your Prior entitlement charged, aka non-restored). The VA Jumbo Loan allows Veterans and Active Duty Military Personnel to purchase homes in higher cost areas such as California, Colorado, Illinois, Massachusetts, Virginia and Washington at loan amounts much higher than the old VA limits.
(note - VA Jumbo Loans are also called VA High Balance Loans by some lenders)
Some examples in California are: Veterans in Los Angeles, Orange County, Santa Monica, Hermosa Beach, Manhattan Beach, Torrance, Pasadena, Irvine, Costa Mesa, Huntington Beach, Anaheim, and Long Beach may qualify for a 100% VA Jumbo loan up to $2m. San Diego County cities including San Diego, Oceanside, Chula Vista, El Cajon, Encinitas, Carlsbad, San Marcos, Escondido, Rancho Bernardo, La Mesa and Coronado a Vet can borrow up to $2m with no money down when buying a house. Qualified San Jose vets can go up to $2m with a no money down VA Purchase Loan. SF Bay Area Vets buying a home in San Francisco, Alameda, Oakland, Fremont, Contra Costa, Marin, San Mateo, Daly City, etc can qualify up to $2m for a 100% VA Loan as well. We also offer VA Loans for veterans that have a current VA loan (aka a charge against VA entitlement). These will require an appropriate amount of Down payment on purchases, or equity on Refinances.
